SIGN VARIANCE COMMITTEE
MINUTES FOR THE
JANUARY 25, 2008 MEETING
The Sign Variance Committee meeting was called to order at 5:40 P.M. by Chairman Ted Mueller. The meeting was held in the Council Chambers of the Village of Evendale Municipal Building. Members present were Ted Mueller, Council Representative Stiney Vonderhaar, Fred Caston, Bob Luther and Wayne Mosley.
The committee heard the following request:
Shoppes of Evendale, 10325 Reading Road
Request for a variance from Section 1262.11 of the Village of Evendale Zoning Code requiring monument signs in the Heavy Commercial District to have a minimum setback of 20 feet from the right-of-way
Tim Tefs, owner, and Bill Marquet, representing Lackner Signs, presented the proposal to place a monument sign four feet from the right-of-way along Reading Road and eight feet from the right-of-way along P.G. Graves Lane.
This development has gone through the Planning Commission approval process and has received variances in the reduction of lot size and landscaping buffer along Reading Road from the Zoning Board of Appeals.
The required 20 foot setback would create a visibility hardship and place the sign in the parking lot. The right-of-way on this property changes considerably from south to north. At the south end of the property the right-of-way is nine feet from the curb and 29 feet from the curb on the north end. Also on this corner are two control boxes and a traffic light pole. The building and parking lot are lower than street level.
A motion was made by Stiney Vonderhaar and seconded by Wayne Mosley to center the monument sign in the landscape area. This would place the sign eight feet from the Reading Road right-of-way and thirteen feet from the P.G. Graves Lane right-of-way. The motion passed by a 5 yes, 0 no.
A motion to approve the minutes as read was made by Wayne Mosley and seconded by Bob Luther. The motion passed with a vote of 5 yes, 0 no.
The meeting was adjourned at 6:08 P.M.
